Q. Who needs a home inspection?
A. Both, Buyers and Sellers. An inspection tells you the condition of the property, May it be a newly constructed or preowned! This way, you become aware of the condition of the property upfront. Sellers benefit by knowing the condition of their home before they place it on the market. That way, any needed repairs can be made prior to listing. A seller’s inspection can also be used as a comparison to what the buyer’s inspector finds. If you purchased a new home and it still has a warranty from the builder, it’s a good idea to have a home inspection before it expires. It’s not very rare case to find the errors in a newly built home that were overlooked by the builder. Those repairs or corrections easily exceed the cost of an inspection. If you catch them prior to warranty expiration, your warranty should cover them.
Q. Why can’t I do the Inspection myself?
A. Even if you are very familiar with home construction, the chances are that you still don’t have the knowledge, training and experience of a professional Home Inspector. I’m not only familiar with all the systems of a home, and how they work and need to be maintained, I also know what to look for to determine if they are about ready to fail. But beyond the repairs and expenses, no house is going to be perfect. Upon Inspection, if major problems are discovered, it is up to you to decide how any problems might affect your decision to purchase. The chances are that you may want to try negotiating with the seller to have them repaired before closing on the property. Perhaps the seller will lower the price or offer more favorable contract terms. At the end, the decision rests with you. In short, knowing about potential problems before you buy a property gives you the power to negotiate and make the best decisions.
Q. How long does an inspection take?
A. Anywhere from 2-1/2 to 3 hours depending on the size, condition and the number of services you’ve requested of the property.
Q. Do I receive the Inspection Report right after the inspection is completed or I have to wait?
A. Yes! You will receive the report right when the Inspection is completed. You can get the photographs of the areas of concern on a special request either by email or hard copy. You can get an electronic copy of the report upon request. This will not be provided right away after the inspection but it will be mailed to you within 24 hours after the inspection.
Q. Do I need to be present for the home inspection?
A. Yes, I encourage my clients to plan to be present during the entire inspection. This way you get to know more about your future home moreover it gives you a chance to ask any questions or concerns regarding the property on-site. There are always certain important points which can only be best explained on-site.
Q. Are you available to answer questions about the property or report after I close and move into the home?
A. Yes, Our commitment does not end with the closing of the home. We are always there to support you and answer your queries on the phone or by email.
Q. Does a newly constructed home need an Inspection?
A. Absolutely. The new home does not mean that it does not have possibilities of having problems, so it is always a good idea to have the home inspection done with in the warranty period. It is a very small price to pay for a big peace of mind.
Q. I want to sell my house. Do I need to get it Inspected before listing?
A. I will advise you to get the home inspection done prior to listing. In this way, you know what the buyer is going to find and get it fixed before hand. Having an inspection performed ahead of time helps the seller in many ways:
- It allows you to see your home through the eyes of a buyer.
- It helps you price your home realistically.
- It permits you to make repairs ahead of time so that defects won’t become a point of negotiation at a later stage.
- It alerts and gives you time to fix the immediate safety issues before agents and potential buyers tour your home.
So it is always in your best interest to get the home Inspection done ahead of placing your home on the listing
